WILLERBY VILLA SITED STATIC CARAVAN (private sale) in Mablethorpe, Lincolnshire for sale

It is with great regret we have decided to sell our holiday home. We have had great times here and the only reason we are deciding to sell is because I am self employed and my work commitments have increased, so we are not able to get very often. About The Caravan The Caravan is a 37ft x 12ft 2 bedroom Willerby Villa, for its age (2001) this caravan can only be described as immaculate; it has never been smoked in or rented out. We had looked at many caravans (mostly disgusting and abused examples) before finding this outstanding one; we loved the layout and condition of the van and bought it immediately. As you can see from the pictures the caravan has a front porch area with upvc balastrading (we have not seen another one like this) which is great to sit out on and the smaller side area is great to put bikes or prams and is safe for small children or dogs as it is securely gated. The other feature of the caravan which we loved is the living room is in the middle, with a bedroom at either end, the middle sofa in the living room is a pull out double bed so comfortably sleeping 6. Bedroom 1 (Double Bedroom) Has just had a new pocket sprung double quilted luxury mattress so very comfortable, it has a large built in wardrobe with plenty of storage space and ceiling light (you can stand in the wardrobe)also storage above the bed. It has a vanity mirror and shaver point and door which leads to En-Suite Jack and Jill bathroom. Bedroom 2 Has 2 single divan beds and small built in wardrobe, vanity mirror and overbed storage. Bathroom Has large shower enclosure with inbuilt seating area. Mirror with storage behind and under sink storage. It has recently had a new boiler so instant hot water and has electric heaters in bedrooms and hallway, it has a gas fire in the living room and the oven is gas which is piped so no having to change bottles outside van. The caravan is on a great pitch close to the fishing lakes nice and quiet and only a stroll away from all the entertainment and the great sandy beach. Included in sale are TV/DVD, Fridge Freezer, Kettle, Toaster, Microwave, Freeview Box, ,some cutlery pots and pans so everything you need to start enjoying holidays immediately. The Site The caravan is on Golden Sands Haven Site at Mablethorpe. This site in our opinion is one of the best Haven sites, in the last couple of years it has had millions spent on a new indoor pool with flumes it also has outdoor pool 2 large entertainment bars fishing lakes etc more info can be found on the Haven Golden Sands Website. The staff are brilliant and there are no limits to age of van provided it is kept in good condition. Owners get 10 membership passes which are used to get in to the entertainment and can be used to get discount on food, drinks, activities and even the onsite spar shop. There is also an owners till in the main entertainment bar so you don’t have to queue for drinks. Rental The caravan can be rented out to achieve good rental income up to £400 p/w (summer months) The buy it now price includes everything all site fees for 2014 electrical safety tests, rates, insurance etc. I have priced this for a quick sale, if you are seriously interested in buying a quality holiday home on a good holiday park, the first to see this van will buy it.
